VBI Real Estate is one of Brazil's largest real estate asset managers — R$ 9 billion in committed capital across 95 investments in 18+ states. The team was founded by Ken Wainer and Rodrigo Abbud, with Ricardo Vieira as partner and Head of Funds of Funds. Took over BLMR11 in April/2023 after acquiring BlueMacaw Asset (partial spin-off + incorporation), alongside BLMC11, MORE11, and MORC11. In November of the same year, all 4 funds were approved for consolidation into RVBI11 (VBI REITS Multiestratégia). The transaction was defended on the grounds of increased liquidity, multiple expansion, portfolio optimization, and potential capital gains. For BLMR unitholders, it was a path that crystallized losses (-11.6% in the original fund).

BLMR11 track record

BLMR11 existed for ~3.5 years between its effective IPO (Jan/2021) and liquidation (Mar/2024). It launched at R$ 10.00 (post-split equivalent) and was liquidated at R$ 7.797 — a loss of 22.03% on entry capital. Considering cumulative distributions of ~R$ 2.20 per unit over the period, the total return was -11.6% vs IFIX +15.7% and CDI +32.2%. The trajectory combined three flaws: (i) excessive Private Placements (31% of net assets) marked at book value without real market testing, (ii) concentration in office buildings (16%) and notable exposure to private hospitality (12%) during an unfavorable cycle, and (iii) manager change (VBI takes over) followed by rapid consolidation (8 months later) — without time to attempt a turnaround. Consolidation into RVBI11 crystallized the loss but provided liquidity.
