Suno Gestora de Recursos is the asset management arm of Suno Group, founded in 2018 by Tiago Reis (CNPI analyst known for the 'buy and hold' thesis and Suno Research channel). SNEL11 track record

SNEL11 is the first large-scale FII in Brazil focused exclusively on distributed solar generation via a real estate structure. In 3.5 years, it grew from R$ 48M (IPO, Dec/22) to R$ 883.6M (May/26) — nearly a 19x expansion across 4 consecutive offerings. The thesis has matured: the fund started in greenfield, suffered construction delays and poor performance from tenant Lemon, and starting from the 3rd offering, pivoted to acquiring brownfield (already operational) assets. The scar was the Lemon/Petrolina case: underperformance by the former tenant forced a reallocation to Setta in Oct/2025. The point finally materializing is the ramp-up of NUV Energia (54% of capacity) — in just 2 months (Feb → Apr/26), the weighted occupancy of the 4 UFVs rose from 28.6% to 38.7%, with São Bento Abade already at 50%. A cumulative return of +80.72% since listing outperforms all benchmarks (IPCA+7%: +46.84%; IFIX: +39.01%). A pipeline of 15 new assets (61.1 MWp) reinforces growth.
