About Angá Administração de Recursos

Kinea Angá Administração de Recursos is an independent asset manager from São Paulo founded in 2008, with an 18-year track record and a multidisciplinary partnership model. Today it manages over R$ 19 billion in AUM, distributed across more than 50 funds and a team of 48 professionals. A specialist in private credit and FIDCs, Angá enters the universe of corporate slabs in a targeted and deliberate manner with ERPA11, its only real estate fund — a niche asset managed with technical rigor and a rare philanthropic differential in the sector.

Track record and governance

Registered with CVM under no. 9.837 (05/14/2008) and a signatory of the ANBIMA Code, Angá has built its reputation in the structured credit market, not the real estate market. This is important: the manager's core competence is not FIIs — it is the financial engineering of private credit and FIDCs, where it has built a long history and expressive AUM. In ERPA11, the manager adopts a conservative stance: it structured a long-term single-tenant atypical contract (120 months with BTG Pactual), delegated fiduciary administration to Oliveira Trust DTVM, property management to CBRE (an international benchmark in corporate slabs), and auditing to BDO RCS Auditores. In April 2022, it reduced the management fee from 0.83% p.a. to 0.50% p.a. — a sign of alignment with unitholders. An uncommon differential: ERPA11's management revenue is entirely reverted to Colégio Mão Amiga, Angá's own social responsibility program focused on education in vulnerable regions. There are no records of regulatory issues with CVM or relevant governance incidents.

Strategy and funds under management

Angá has a stated focus on private credit — its 50+ funds cover FIDCs, multi-market, and pension funds —, and ERPA11 is a side exit and low-weight endeavor within this portfolio. The strategy in the FII is simple and static: hold a 49.82% fraction of a single premium asset (Av. Europa 105, Jardim Paulista/SP), with a long-term single-tenant lease to BTG Pactual, adjusted by IGP-M, with zero vacancy since Feb/2022. The fund closed Mar/2026 with an NAV of R$ 82.9 million, a DY of 8.65% p.a., and a P/NAV of 0.78. The property was revalued in 2025 by CBRE from R$ 78.6 Mi to R$ 81.6 Mi (+3.87%). The manager has no known real estate expansion strategy — ERPA11 appears to be a niche product, not a springboard for an FII platform.

Strengths and points of attention

  • Solid and experienced manager: 18 years in the market, R$ 19 billion in AUM, clean regulatory record.
  • Qualified third-party structure: Oliveira Trust (admin), CBRE (property management and appraisal), and BDO (auditing) bring external expertise to the property.
  • Reduced management fee with philanthropic destination: 0.50% p.a., reverted to the Mão Amiga program — a governance and social responsibility differential.
  • Asset discount (P/NAV ~0.78): margin of safety for the long-term investor with a top-tier tenant.
  • Maximum concentration: one property, one tenant (BTG), one indexer (IGP-M), and one maturity date (Feb/2031) — any occasional mismatch has a direct and immediate impact.
  • FII outside the manager's core: Angá is a credit specialist, not a real estate specialist — limited sector depth for any potential acquisition of new assets or active real estate portfolio management.
  • Very low liquidity: ~844 unitholders, negligible daily volume — exiting in case of need may imply a discount.
  • Renewal risk in 2031: maturity of the atypical contract is a set horizon; uncertainty regarding re-occupation or renegotiation after that date.

Which investor it makes sense for

ERPA11 — and, by extension, Angá as an FII manager — makes sense for the investor with a medium-term horizon (up to 2031), willing to tolerate low liquidity in exchange for income predictability (BTG atypical contract) and asset discount. It is not suitable for those who need liquidity, seek management diversification within FIIs, or want a manager with a consolidated real estate history and strategy. Angá delivers a well-structured niche product, but the manager's assessment in the FII should be made based on the asset's merit, not the firm's real estate depth. Necessary vigilance: the renewal or non-renewal of the contract with BTG post-2031 is the key event to monitor.
