Inconsistent management — management score 6.2/10
Fator Administração de Recursos gets one side right and the other wrong. Its best pillar is transparency (8.3); the main point of concern is operational delivery (5.0).
1 real estate funds, R$ 1.3 billion under management, 100,313 unitholders.
Kinea Fator Administração de Recursos (FAR) is the asset management arm of Conglomerado Fator, a financial group with over 50 years of history in the Brazilian market. Managed by Rossano Nonino and led by CEO João Antônio Lopes Filho — who has worked at JP Morgan, Gávea Investimentos, and Rio Bravo —, FAR currently manages approximately R$ 4.25 billion in AUM distributed across 33 operational funds (166 in total history), covering variable income, multimarket, private credit, real estate, and agribusiness. In the real estate market, its flagship fund is VRTA11, with R$ 1.32 billion in net asset value (NAV) and over 100,000 unitholders.
FAR's most relevant differentiator in the real estate segment is its longevity with the same fund: the manager has been at the helm of VRTA11 since its IPO in August 2010 — 15 years without changing the manager, something rare in the universe of paper FIIs. The analysis process is based on the 5 Cs of credit (Character, Conditions, Capacity, Capital, and Collateral), with periodic committee reviews and 32+ page monthly reports — a standard of transparency above the industry average. Active management of VRTA11 is led by Fábio Prado, who has over 20 years in the financial market and joined the team in 2023. At the conglomerate level, Banco Fator reported a net income of R$ 36.4 million in 1H2025 and an annualized ROE of 23%, indicating financial health of the controlling group — a relevant factor for the continuity of management. FAR is authorized by CVM under Resolution No. 21/21 and follows corporate governance with formalized compliance and risk control.
In the real estate segment, FAR operates with a mid-grade credit thesis: VRTA11 is neither pure high-grade (like Kinea or BTG) nor aggressive high yield (like DEVA11 used to be). The portfolio maintains 87.9% of CRIs in the AAA–A- range according to the proprietary classification, with controlled pockets of high yield — resulting in an IPCA + 8.1% average rate mix, above what purely HG funds deliver, with moderate credit risk. The allocation in CRIs is predominantly in IPCA+ (91%), protecting the investor against inflation. Diversification is broad: 68 CRIs (HHI 0.018; top-10 = 32% of NAV). In total, FAR's Private Credit segment manages around R$ 400 million in AUM in addition to real estate, demonstrating cross-functional experience in structured credit. One structural point of attention is that, lacking the origination size of top-3 national managers, FAR operates CRIs predominantly via partner securitization companies (Opea 27%, True 11%, Virgo 12%), which transfers part of the origination curation to third parties.
FAR's target profile in the real estate segment is the investor seeking stable monthly income indexed to IPCA with credit diversification and moderate risk tolerance. VRTA11, managed with discipline and transparency for 15 years, is suitable for those who prefer a paper fund with a proven track record rather than higher returns with a short track record. What to watch: evolution of the default portfolio (Fragnani and the 5 CRIs in PDD), consumption of cash reserves (R$ 0.47/share currently), and any change in the management team or Fator group control.
