Icatu Vanguarda Gestão de Recursos delivers above the market and keeps its word. Its best pillar is capital allocation (10.0); the main point of concern is transparency (6.3).
2 real estate funds, R$ 288.7 million under management, 5,110 unitholders.
Icatu Vanguarda Gestão de Recursos is the asset management arm of Grupo Icatu—one of the largest independent insurers in Brazil, with nearly 100 years of history. Founded in 2003 to manage Icatu Seguros' reserves, the manager expanded its operations to the external market and currently manages approximately R$ 53 billion in AUM (data as of March/2025), positioning itself as a medium-large player in the institutional segment. In 2024, it took its first step into the real estate investment fund market with the launch of GRUL11, in partnership with co-manager Dojo Capital, which specializes in structured real estate assets.
Icatu Vanguarda has maintained the Moody's Local MQ1 rating since 2017—the highest on the scale for asset managers—endorsed by an executive committee of 14 professionals averaging 23 years of experience in the financial market and 15 years within the Group itself. In 2023, it was voted 2nd Best Fixed Income Manager in the FGV Fund Guide. The governance structure of GRUL11 follows rigorous standards: administration by Banco Daycoval, auditing by KPMG, and co-management by Dojo Capital. No negative regulatory events or pending issues with CVM were identified. The client base is predominantly institutional—pension funds, insurers, credit cooperatives, RPPS, and family offices—with a historically low redemption rate. ANBIMA has registered the manager as an associate since 2007.
GRUL11 represents Icatu Vanguarda's pioneering move into the real estate segment: instead of competing for warehouses in conventional condominiums (Cajamar, Extrema, ABC), the fund holds the operating rights of 3 airside warehouses at Guarulhos International Airport—the largest in Brazil—with tenants such as Mercado Libre, Latam, Azul, and Anjun. The thesis is one of defensive real income (IPCA+), with 100% zero vacancy and an 11.8-year WAULT, acquired at an IRR of IPCA+10.18% p.a. The structure was made viable in partnership with Brookfield (Canadian infrastructure giant) and BZLog, which won the construction tender at the airport. The project has the potential to grow its portfolio from R$ 236 million to up to R$ 1.2 billion in the coming expansion phases. In addition to GRUL11, the real estate and private credit teams have already originated R$ 1.2 billion in CRIs across six operations in the last three years, with plans to launch IVCI11—the manager's first paper fund—in 2025/2026.
Icatu Vanguarda is a manager for those who prioritize institutional soundness and top-tier governance, with a noise-free history and backing from one of the country's largest insurers. GRUL11 is best suited for profiles seeking predictable real income—ideal as part of a defensive FII allocation—and who accept the finite concession structure as a trade-off for superior yield. The suggested investment horizon is medium-to-long term (5+ years), accompanying the upcoming phases of the airport portfolio's expansion. Monitor: the evolution of the P/BV (currently 0.88), progress on new construction phases, lease contract renewals with Mercado Libre and Latam post-2030, and the potential launch of IVCI11, which could diversify the manager's risk in the real estate segment.
