About LCP Gestora de Recursos

LCP Gestora de Recursos Ltda — commercially known as Life Capital Partners (LCP) — is an independent asset manager based in Curitiba (PR), incorporated in May 2022. In just over four years of operation, the firm has accumulated R$ 2.8 billion in assets under management distributed across two verticals: real estate (FIIs) and private equity. Its positioning is deliberately regional: capturing real estate credit opportunities in the South and Midwest that large asset managers based in the Southeast do not prioritize.

Track record and governance

The site's only FII, LIFE11, was launched in March 2022 and has delivered 152.8% of the net CDI since the IPO — a result superior to the private credit benchmark for the period. The monthly distribution of R$ 0.12/share remained stable for at least 9 consecutive months, reflecting comfortable coverage (annual result of R$ 67.8 mi against R$ 55.3 mi distributed in 2025, payout of 82%).

The fiduciary structure relies on Vórtx DTVM as administrator, a consolidated institution in the FII market. The manager is accredited with ANBIMA (profile updated in March 2026) and has its fund registered and supervised by CVM. A one-off event to note: in February 2026, the fund recorded a cancellation in a defaulting CRI (originated in Oct/2025) which will be reallocated; in the same month, a new sale with a GAV above R$ 2 million offset the exit.

The partner base is broad and includes Gravitas Capital Group Ltda, which suggests the participation of an institutional investment vehicle in the corporate structure — a positive data point for governance, but one that requires attention regarding potential changes in control.

Strategy and funds under management

LCP's thesis is focused and coherent: originating CRIs and True Sale contracts for subdivision and residential development for mid-sized regional developers who lack access to traditional bank capital and do not have the scale to raise funds in the Southeast capital markets. LIFE11's portfolio concentrates 73% in IPCA+ with an average duration of 5.28 years, delivering robust real protection against the NTN-B of the same duration.

In 2025–2026, the manager took a relevant strategic step by raising R$ 426 million in the LCP Renda Imobiliária Master FII — a fixed-rate fund with a target of IPCA+9.5% per year and a term of up to 7 years, surpassing the base offering of R$ 400 million. This increases AUM in real estate and diversifies the product profile, but also indicates that LCP is growing beyond its initial niche. The 6th issuance of LIFE11 itself (R$ 250 mi in 2025) reinforced the portfolio with new CRIs, among them CRI ABecker II in Santa Catarina (projects in São Francisco do Sul, Garuva, and Araquari).

Strengths and points of attention

  • Distribution consistency and coverage: Stable DPS of R$ 0.12 for 9+ months with results above distributed dividends — indicates management discipline and low risk of income cuts in the short term.
  • Niche with origination advantage: real estate credit for regional developers in the South has lower competition and a higher risk premium — the local relationship network is a differentiator that is difficult to replicate quickly by national peers.
  • Market-validated AUM growth: raising R$ 426 mi in the new fund, in a high-interest rate environment, demonstrates traction and a reputation under construction.
  • Residual exposure to fractional ownership (FIDC Residence Club): departs from the subdivision mandate and underwent a markdown in February 2026 — monitor the reduction or liquidation of this position in upcoming reports.
  • Young manager in the scaling phase: founded in 2022, LCP is still building a long track record. The acceleration of AUM (from a regional fund to R$ 2.8 bi in four years) is positive, but requires monitoring to verify whether origination discipline is maintained at a larger volume.
  • Concentration in a single listed FII: all exchange-traded income generation goes through LIFE11; the diversification offered by the new fixed-rate fund is not yet accessible to the retail investor via ticker.

For which investor it makes sense

LCP best suits the income investor with a 3–5 year horizon and an appetite for niche real estate credit: those who want a DY above 15% with real inflation protection and accept lower liquidity in exchange for a premium. Pure conservative profiles may be bothered by the P/BV at 0.87 (structural discount) and the absence of a performed asset in the portfolio. What to watch: i) origination quality as AUM grows; ii) resolution of the fractional ownership position; iii) trajectory of the new fixed-rate fund as an indicator of the manager's institutional maturity.
