About Real Investor Asset Management

Real Investor Asset Management is an independent asset manager founded in 2008 in Londrina (PR) — a pioneer as the first independent asset manager in northern Paraná — and today one of the largest independent asset managers in Brazil, with over R$ 10 billion under management and a team of 60+ professionals spread across offices in Londrina, São Paulo, and Porto Alegre. In March 2026, Moody's Local assigned the manager the MQ2.br (Very Good) rating, recognizing the robustness of its processes and control structure. The group has a presence in equities, multi-market, structured credit, and real estate funds, with a clear alignment of interests: partners and employees are unitholders in their own vehicles.

Track record and governance

Real Investor's history stems from the systematic study of Benjamin Graham — the firm's name is inspired by the "real investor" concept from the book The Intelligent Investor. The equity flagship has existed since 2012 (originating from a 2008 investment club) and the RINV11 real estate fund was launched in November 2022. Leadership includes Cesar Paiva (CEO and portfolio manager, with educational background from Harvard Business School and European University/Geneva), alongside partners Anderson Lueders and Felipe Martins, with backgrounds at Itaú BBA, Constellation, and UV Gestora. At RINV11, custody, administration, and bookkeeping are handled by BTG Pactual Serviços Financeiros S.A. DTVM — a robust structure with a solid reputation in the segment. No known regulatory pending issues with CVM during the analyzed period.

Strategy and fund under management

RINV11 (Real Investor FII - RL) is the firm's only listed real estate vehicle, yet it well synthesizes the manager's philosophy: applying Value Investing to the real estate market, seeking asymmetry between price and value across different classes — receivables, FII units, real estate equities, and opportunistic operations. The portfolio is built with a long-term vision and broad diversification (HHI 0.025, with 72–76% in FIIs and receivables, plus positions in sector equities and cash). In just over 3.5 years since the IPO (Nov/2022), the fund has grown from R$ 30 Mi to R$ 525 Mi in NAV, gone through 6 offerings (the 6th raised R$ 117.9 Mi with a 98.2% take-up rate in June 2026), and changed its administrator (XP → BTG), adapting to CVM Resolution 175. Performance since the IPO reached +53.4% Total Return against +33.9% for the IFIX over the same period — 160% of the benchmark index —, positioning RINV11 among the leaders in the FoF/Real Estate Hedge Fund segment with an NAV above R$ 100 Mi. The 12-month DY is ~12.98% with a P/NAV close to 1.00, and the latest dividend was R$ 1.40/unit.

Strengths and points of attention

  • Differentiated active management: presence outside the Rio-São Paulo axis, value investing philosophy applied to FIIs — an uncommon approach with a history of consistent alpha generation since the IPO.
  • Solid AUM and accelerated growth: R$ 10+ bi in the total group, with RINV11 growing 14× in equity in 3.5 years via successful offerings — a sign of market confidence in the management.
  • Moody's MQ2.br Rating (2026): external and independent validation of operational and governance quality.
  • Alignment of interests: partners and employees are unitholders of the funds themselves — true skin in the game.
  • Single listed fund: all public real estate exposure is concentrated in RINV11; no vehicle diversification for investors wanting to choose distinct sectors.
  • Performance fee (15% over IPCA + IMA-B 5): in favorable cycles, it may reduce payouts to unitholders; requires monitoring of net versus gross results.
  • Scale still under construction: with R$ 525 Mi, the fund is still mid-small compared to large FoFs (e.g., HFOF11, BCFF11); average liquidity (~R$ 445 k/day) is adequate but not exceptional.

Who the investment makes sense for

Real Investor Asset Management is suitable for investors who value active management with real fundamentals and are willing to delegate tactical allocation within the real estate sector. RINV11 is especially suitable for those with small to medium capital (up to R$ 200–300k in FIIs) who cannot easily diversify across 30+ tickers individually, or for those who prefer to outsource FII portfolio construction to a manager with a proven track record of outperforming the index. Keep an eye on dividend consistency following accelerated NAV growth and the impact of the performance fee in years of strong appreciation.
