Too early to judge
No Raizz Capital fund has a net asset value history long enough for the management index. The facts below are measured; the verdict is not.
1 real estate funds, R$ 1.0 billion under management, 578 unitholders.
Raizz Capital is a real estate developer and consultant headquartered in Belo Horizonte (MG) with an office in Vila Velha (ES), founded in 2020 and specialized in logistics warehouses — with an emphasis on refrigerated and cold-storage logistics (cold chain). With 14 projects under development across 9 Brazilian states and over 600 thousand m² of gross leasable area developed by the partners throughout their careers, the manager operates as a consultant to the sole FII in its portfolio: RZZR11 (Raizz Renda Logística FII), with net assets of approximately R$ 1 billion. Fiduciary administration is handled by BTG Pactual DTVM, ensuring operational robustness.
Despite its relatively short history — the fund commenced operations in September 2020 (originally as BRLA11) —, Raizz Capital has demonstrated consistent execution. The on-time delivery of Nave 2 of ZF Log in Itajaí (SC) at the end of 2025, without delays and within contractual conditions, expanded the portfolio to 11 properties and proved its capability to develop complex BTS projects in the cold chain sector. The partners possess a multidisciplinary profile and invest their own capital in the projects, aligning their interests with unitholders. The decision-making structure is described as horizontal and agile. The fund's passive management and an administration fee of only 0.20–0.25% p.a. (with a monthly minimum) are positive points regarding alignment. There is no history of negative CVM regulatory events in the public records consulted.
Raizz operates on three fronts: warehouses ready for immediate lease, Built-to-Suit (BTS), and Sale-Leaseback. RZZR11 concentrates 100% of its portfolio in long-term atypical BTS contracts, with a WAULT of 8.8 years and zero vacancy. The fund grew from approximately 150 thousand m² to 188 thousand m² across 11 properties, spread across MG, ES, SC, SP, BA, MT, PB, and PR. Anchor tenants are solid players in the protein-food chain: Aurora Alimentos, Seara (JBS), EmergentCold, ZF Log, Luft, and Extrafruti. Concentration in Aurora dropped from 44% to 21%, reducing default risk and increasing portfolio resilience. DPS evolved to R$ 1.225/unit (+5.33% in the year) and the dividend yield is around 11%. The P/BV of 0.75–0.79× reflects a relevant market discount against solid fundamentals.
Raizz Capital is suitable for Qualified Investors seeking predictable income from long atypical contracts and accepting liquidity that is still consolidating. The cold chain differentiator is legitimate and defensible, but the short history and single-fund portfolio warrant a complementary, not central position. The P/BV discount (~0.75–0.79×) may represent an opportunity for those who believe in portfolio expansion. What to watch: renewal and diversification of the tenant base, secondary liquidity evolution, and the potential launch of new funds to consolidate the manager's track record.
