About WHG Asset Management

WHG (Wealth High Governance) is an independent asset and wealth management firm founded by former Credit Suisse Brazil executives — among them Marco Aurélio Abrahão — with XP as a strategic partner holding 49.9% of the capital. It consolidates approximately R$ 40 billion in total AUM (combined wealth + asset); the asset management arm (WHG Asset Management) holds R$ 5.78 billion in net equity distributed across 75 funds and more than 19,800 unitholders. In the FII segment, the manager operates a single listed product: WHGR11, launched in December 2021.

Track record and governance

WHG originated from Credit Suisse with institutional DNA and structured governance above the average of Brazilian boutiques. WHGR11 replaced its original administrator (Banco Genial) with XP Investimentos CCTVM in 2022/2023 — a significant upgrade in custody, compliance, and distribution. In 2024, the manager announced two major senior hires: Raphael Fonseca (a decade at Credit Suisse, former co-CEO of Velt Partners) as head of business development, and Fernando Shirakawa (formerly at Miles Capital) as chief operating officer. CIO Andrew Reider and chief economist Fernando Fenolio handle macro; real estate portfolio manager Márcio Rocha leads WHGR11's allocations. There are no public records of penalties or relevant lawsuits with CVM.

Strategy and fund under management

WHGR11 is WHG Asset's only listed FII, and its architecture synthesizes the manager's vision: four simultaneous fronts — IPCA+ CRIs with a conservative average LTV (~48%), listed FIIs and stocks (liquid book for tactical capital gains), and residential land swaps in São Paulo with a potential GVV of ~R$ 278 million. The result is a fund that behaves in a decorrelated way from peers: throughout the entire rate hike cycle (Selic above 13%), the DPS remained stable at R$ 0.10/month for over 39 consecutive months without a single cut. Meanwhile, the liquid book — actively managed with frequent rotation between receivables FIIs, bricks, and shopping mall stocks — contributed additional gains per unit throughout 2025. Cumulative performance since the IPO outperforms the IFIX by 139% (62.2% for the fund vs 44.8% for the IFIX in total terms), with a 12-month average DY around 13–17% depending on the period. Net equity stands at R$ 306.4 million with 15,552 unitholders as of January 2026 — continuous growth signaling healthy incremental fundraising.

Strengths and points of attention

  • Robust institutional background: team coming from Credit Suisse, XP as a minority partner and administrator, and prime-standard audit and custody.
  • Documented outperformance: 139% of the IFIX since the IPO and unchanging DPS for over 3 years are objective evidence of management discipline — not cyclical luck.
  • In-house CRI origination: average LTV of ~48% and a pipeline of CRIs structured by the manager (e.g., CRI GARE Atacadão at IPCA+9.37% p.a.) indicate analytical capability beyond passive allocation in third-party assets.
  • Diversified and decorrelated strategy: four fronts operating in parallel reduce dependence on a single real estate cycle.
  • Restricted liquidity: average daily volume between R$ 257 thousand and R$ 340 thousand makes relevant positions above R$ 50–80 thousand unviable without price impact.
  • P/VP with no slack: traded between 0.95 and 0.99 — a minimal discount that offers no margin of safety in stress scenarios.
  • Discreet communication: despite its performance, WHG has low presence in specialized media, which limits recognition and contributes to tight liquidity.
  • Practical operational opacity: with 37+ simultaneous positions across four asset classes, the unitholder's actual ability to monitor the portfolio is limited — the fund requires high trust in the manager.

For which investor it makes sense

WHGR11 — and by extension WHG Asset — is appropriate for the investor who seeks decorrelated diversification within the real estate universe, accepts the complexity of a multifactor strategy, and can tolerate low liquidity (minimum horizon of 18–24 months). It is not a core position: it is not bought to be concentrated. Conservative profile investors should pay attention to the P/VP close to par and the opacity of the hybrid portfolio. What to monitor: DPS consistency (any cut after 39 months would be a serious warning sign), NE evolution (fundraising indicates good market receptivity), and developments in residential swaps (potential for non-linear appreciation).

Segments: Multi-Strategy (CRI + FIIs + Stocks + Properties)
