The discount has all but vanished. The September 2026 monthly report for the real estate investment fund (FII) GARE11 (released to the market on October 14, 2026) reported net assets of R$ 2.60 billion and a book value of R$ 9.00 per unit. With units trading at R$ 8.69, the price-to-book (P/BV) ratio rose from 0.89 to 0.97. Distributions remain steady at R$ 0.083 per unit, but the margin of safety for new purchases has shrunk significantly.
What Changed for GARE11 in the September 2026 Report?
Only the secondary market price. Operationally, the structured report confirms that the fund's capital structure and asset base remain solid: the fund closed September with R$ 2.602 billion in net assets distributed across 289.18 million units, resulting in an exact book value of R$ 9.000369 per unit. The investor base reached 563,912 unitholders, 477,673 of whom are individual retail investors.
What truly shifted the investor equation was the stock market rally. When we published our last thesis, units traded at R$ 8.19, carrying a P/BV ratio of 0.89. At the current price of R$ 8.69, units have gained R$ 0.50 each (+6.10%). Meanwhile, the distribution per unit remained exactly unchanged at R$ 0.083—a payout made religiously every month since January 2025, with the exception of the non-recurring peak in August 2025 (R$ 0.123).
Because unit prices rose while distributions stayed flat, the monthly dividend yield based on the market price dropped to 0.95% (and 0.9147% on the annualized relative calculation for the reference month reported by Daycoval). Investors seeking GARE11 monthly dividends must recognize that the immediate yield on acquisition cost is now lower.
Is the Current Price of R$ 8.69 Expensive Relative to Fundamentals?
Yes, based on a discounted cash flow model. Our thesis previously warned that discounting future rental cash flows by an NTN-B bond rate plus a required risk premium for hybrid funds placed the intrinsic fair value at R$ 7.44. At R$ 8.19, units were already trading 10.1% above their cash-flow fair value. Now, at R$ 8.69, the premium over R$ 7.44 has widened to 16.80%.
The sole reason the market was willing to pay R$ 8.19 was an 11% discount relative to the R$ 9.00 book value. Today, with units at R$ 8.69, that discount has shrunk to a meager 3.0%. Buying an equity-backed FII at a 0.97 P/BV when the broader sector trades at deeper discounts requires absolute conviction in the fund's ability to maintain and renew its rental income without losses.
How Healthy Are the Fund's Financials and Asset Portfolio?
Property quality remains untouched. GARE11 is backed by 34 physical assets spread across 13 states, leased to well-established groups such as Carrefour (Atacadão stores), Grupo Pão de Açúcar, British American Tobacco (BAT), Grupo Mateus, and MRV. Reported physical vacancy stands at 0%, and 32 of 33 contracts are atypical leases with full payment guarantees in the event of early termination, all adjusted by the IPCA inflation index with a weighted average unexpired lease term (WAULT) of 12.26 years.

From an immediate liquidity standpoint, the September report registered total holdings for liquidity needs of R$ 19.64 million, consisting of R$ 1,000.00 in direct bank cash balances and R$ 19.64 million allocated to fixed-income fund units. Total capital invested by the fund closed the month at R$ 2.40 billion, against total consolidated assets of R$ 2.674 billion.
What Risks Remain on Unitholders' Radar?
Concentration in BAT and the Riza Master transaction. The calm monthly figures do not erase the two structural points of attention previously mapped out in the GARE11 thesis:
The first is the expiration of the British American Tobacco (BAT) contract in Cachoeirinha, Rio Grande do Sul, scheduled for September 2027. This single-tenant industrial warehouse accounts for 17.2% of rental revenue. If the tenant chooses not to renew and vacates the property, the estimated monthly negative impact is R$ 0.0105 per unit—a 12.7% drop in distributed income.
The second is the execution of the sale of 10 properties to the Riza Master FII. The transaction involves R$ 804.4 million with R$ 186.2 million in accounting gain, but will reduce the portfolio's gross rental income by 27.3%. In exchange, the fund will receive cash, units, and installment receivables, requiring management to redeploy the capital into yields as attractive as the atypical contracts leaving the portfolio.
Investors who bought at R$ 8.19 or lower enjoy a yield on cost exceeding 1.01% per month, zero vacancy, and long, inflation-protected atypical leases.
Entering at a 0.97 P/BV offers only 3% in asset protection and bakes in a 16.8% premium over discounted cash flow, increasing risk if issues arise with BAT.
What Does This Mean for Current Unitholders?
For investors who already hold GARE11 in their portfolios, the position remains comfortable: operational predictability is pristine, the R$ 0.083 distribution lands without delay, and book value has appreciated on screen. There is no reason to panic-sell. However, for those planning to deploy new capital today, the landscape has shifted: the margin of safety has evaporated. The fund no longer offers the double-digit discount that offset the BAT lease concentration risk in 2027.
What to Monitor in Upcoming GARE11 Reports
Three figures and two dates. To maintain control over the thesis without relying on market noise, monitor the following triggers:
Distribution Guidance — Track whether the monthly dividend holds at the R$ 0.083 per-unit floor or whether high Selic rates on liquidity holdings enable special distributions.
Completion of the Riza Master Sale — Follow whether the R$ 0.4 million is settled under expected terms and what reinvestment yield is achieved on the incoming cash.
BAT Negotiations in Cachoeirinha — Any progress toward early renewal of the 79,984-square-meter lease prior to the September 2027 deadline will eliminate the portfolio's largest tail risk.
Verdict: Hold for Current Owners, Caution for New Entrants
GARE11 confirmed in its September 2026 report the consistency that made it one of the exchange's largest real estate funds by retail investor count (563,000 unitholders). However, the rally from R$ 8.19 to R$ 8.69 pushed the P/BV to 0.97 and compressed the dividend yield. We maintain a hold/accumulate prudently recommendation strictly for investors carrying a low average cost; aggressive new capital allocation at current market prices leaves investors unprotected against 2027 lease renewal risks.
